Introduction

I would like to introduce myself ......my name is Kevin Holmes. If you are looking for a property on the Turkish Mediterranean Coast in Antalya, Alanya, Side, Belek or any of the towns and villages in between then before booking your inspection trip please read on.

I was born and bred in Hull, Yorkshire but now live right in the heart of the Turkish Riviera in Alanya. I initially bought an apartment in 2004 and then a villa and moved my family over to live here permanently in February 2007. It is fair to say I have a lot of experience of the area and the property market in Alanya. Living here means I have a wealth of up to date local knowledge and have made many reliable and trustworthy connections with good quality builders and reputable local agents.

Why did I choose Alanya .....

Alanya and the local area is known as the 'Turkish Riviera'. There are 3 blue flag beaches in Alanya all with fine clean sand and shallow entry into warm Mediterranean waters. Alanya is sandwiched between the Mediterranean Sea and the Taurus Mountains which means there is so much choice; beach, mountains, rivers, forest, meadows, large cities, towns, small villages etc... and the warm summer weather lasts at least 9 months a year. English is spoken widely, the transport and communications infrastructure is very good, Sky TV and the Internet are available. There are 3 modern hospitals in the city all as good as the best in the UK. Crime is virtually non-existent.

What about the financial side of things ....

Unlike Spain, Portugal and France property prices here still offer incredible value for money. I thought I would rather get in at the start instead of like in Spain, at the end. There is just so much more potential. It is widely reported that property prices in Turkey are still rising despite the problems elsewhere in Europe and of course because Turkey have their own currency there is no problem with the strengthening Euro. Although entry to the EU is still some way off when it does happen it is acknowledged that a significant increase in property prices will happen.

The day-to-day expenses ....

I have found the day to day cost of living in Alanya is approximately 50% of that in the UK. Local fruit, vegetables and fish area available most of the year. Council tax is less than 20% of what we paid in the UK and for a much better service. Power bills come in at about 25% of our UK rate. A high interest lira account at the bank returns about 15 % interest per annum. There are lots of quality restuarants, bars and cafe's as well as designer shops. A meal out in a good restaurant with drinks would cost approx £5 equiv per head and in a bar a 500ml bottle of Efes beer is approx £1.50 equiv. (exchange rate £1 = 2.36 YTL)

If so I would like to explain why you should speak to us before signing up on an inspection trip with the one of the hundreds of UK based overseas property agents .

Buying property abroad can become an all too familiar and sometimes painful experience. Buying property on the Turkish Riviera is no different and great care needs to be taken. In many instances it goes like this.....

Overseas property agents produce brochures, advertisements and expensive web-sites selling properties which are 'marked up' from the builders or vendors price in order to pay for all of this marketing. Some high street UK residential estate agents are also now selling Turkish property on behalf of UK based overseas property agents so there is even more of a 'mark-up' to be worked into the asking price.

Interested buyers might sign up and come out for a short inspection trip. As each agent markets only a fraction of the available properties they will see very little of what is on offer. Some feel pressurised by the agent and end up making a bad decision. Many agents you will speak to in the UK have never even been to Turkey let alone Alanya. I live here all of the time so who do you think will be of most use to you.

Buyers then find they will have to pay for the services provided by the overseas property agent like registration at the tax office and to set-up a bank account which in reality are simple to do. Most agents charge 3% of the purchase price for this 'administration' service so you can see why it might not be in their best interest to get you the lowest price on the property!


In many ways this does not give you, the buyer, the best choice of property or the best service. It definitely does not get you the best deal.

Why are we different from overseas property agents and how do we get you a better deal?

We are not tied into any builders or developers. We prefer to remain a completely independent property 'consultancy' with detailed knowledge of all of the builders, properties and plots in the region.


We have access to every new development and resale in the region. We can source your ideal property from anywhere.

We save you money. We do not charge an overseas property agent buying fee (typically 3%) for 'administration' of your purchase or inflate the builders price before passing it on to you. We do however provide all of the services a real estate agent would provide at no cost.

We identify your real needs, locate the exact properties and together we approach the builder or vendor direct eliminating the middle man (the overseas property agent) .

We help you negotiate direct with the builder ensuring a better deal than the one you would have got had you bought from an intermediary like a real estate agent. · Our only payment comes from a commission that we negotiate with the builder. This does not affect the builders price to you which will always be their lowest price.



How do we work?

Just tell us what you want - type, budget, location, no of rooms etc - and using our extensive local knowledge and connections we will find a selection for you to consider. There are no costs to you whatsoever. We also have a small selection of properties and developments of trusted vendors and builders that are available to get you started and to give you some idea of the type of property and prices to expect.


Whilst a short inspection trip is fine the Turkish Riviera is a big place with a lot of property to look at and areas to research. We believe that you would gain much benefit from having plenty of time to look around without feeling pressurised.


There are some good flight and package deals to be had or alternatively we have negotiated great deals with a selection of local hotels that will enable you to have an enjoyable trip and a proper look around as well as a holiday. We can even arrange a transfer for you from airport to hotel if you book a flight only. Just call us for full details.

Before you come we will discuss your requirements and earmark the relevant builders and properties to visit. We live in the immediate area and know the property market in detail and being entirely independent can approach any of the best and most respected builders.

We will take you to see the properties at a time to suit you. As you are always a free agent you will obviously not be under any pressure whatsoever and we feel this is important in making the right decision.

If you decide to purchase we help in the negotiations with the builder and we provide, at no cost, all of the follow up assistance that an overseas property agent would give you (i.e. tax registration, bank account setup, arrange independent legal representation if required etc..).



Where is the Turkish Riviera?

The Turkish Riviera lies around the Gulf of Antalya which runs for approximately 70 miles along the Southern Mediterranean coastline of Turkey due north of Cyprus. It includes the main resorts of Alanya, Side and Belek.

The regions main airport is Antalya, a modern International airport servicing flights from all major (and some minor) UK airports. Flight time is approx 4 hrs.

The main areas attracting overseas buyers are in and around Alanya including Side, Avsallar, Mahmutlar, Oba and Kestel. Alanya is approx 90mins from the airport by car.



Why buy property on the Turkish Riviera?


The Turkish Riviera has over 300 sunny days a year and a very mild winter (16º to 24º) meaning it is an 'all year round' region

Property prices are currently well below the levels of Spain and France. Typical prices range from £45,000 for an apartment to £99,000 for an 3 bed villa with pool. Obviously prices vary massively dependent upon type, area and whether the property is 'off-plan', new or resale. Just call us for specifics.

Property prices are widely reported to be rising at over 25% per annum.

The general cost of living and utilities are stable and way below that of the UK. Cheap local fruit, fresh fish and vegetables are available all year round.

Alanya is a beautiful cosmopolitan 'city' resort with fantastic beaches, (2 blue flag), designer shops, restaurants and 2 large modern hospitals. The region has a transport and communications infrastructure to match the UK. There is a very 'international' community including many English, Scandinavian, German, Dutch and Irish. English is widley spoken throughout and English TV is available via Sky.

The Turkish Riviera is surrounded by the Taurus mountains and has spectacular sea and mountain views. The Alanya promonotory with the Old Town, Harbour and Castle is a special area and features in most photographs.

The outskirts of Alanya and the smaller towns and villages of Avsaller, Oba and Kestel have some fantastic hillside properties. In these areas the pace of city life in Alanya can be left behind whilst being only a few miles away.
